Most Korean universities house international students in dormitories, but there are not always enough places. A dormitory costs, for example, $221–296 (KRW 302,000–404,000) a month at Hanyang University in Seoul, or about $1,500 (KRW 2,051,820) per semester including meals at Pusan National University. A studio near a Seoul university averaged $458 (KRW 625,000) a month in July 2026, plus $62 (KRW 84,000) in maintenance fees, with a $7,324 (KRW 10 million) deposit. A goshiwon, a tiny furnished room with a shared kitchen, costs $146–586 (KRW 200,000–800,000) a month with little or no deposit. Deposits in Korea are refundable, but only if the contract and your address registration are handled correctly.

According to Study in Korea, most international students live either in dormitories or in private housing on monthly rent.

Dormitories: prices and how to get a place

Nearly every university runs dormitories on or near campus, with single, double or quadruple rooms. Admission rules and prices are set by each university. Two real examples for the second semester of 2026:

Other halls cost more; a single room in Hanyang Techno residence is $366 (KRW 500,000) a month.

The meal plan is compulsory; exemptions are granted only on documented religious grounds. In autumn 2026 the university warned that, because one hall was under construction and international enrolment had grown, many international students would not get a place and would need private housing.

Language programmes often have their own housing: Seoul National University's Language Education Institute, for example, allocates rooms to regular-programme students on a first-come basis, with new students first, for up to two terms (six months).

How not to miss out:

  1. Check the dormitory application window as soon as you are admitted. Pusan National University opened autumn 2026 applications on 9 July, closed them on 11 July and required payment between 16 and 20 July.
  2. Check whether the dormitory closes in vacations and what summer and winter stays cost.
  3. Keep a fallback for the first weeks: a goshiwon or short-term rental near campus.

Goshiwon: a cheap start without a deposit

A goshiwon is a building of small furnished rooms with a shared kitchen and often shared showers. Most rent month to month without a large deposit or long contract, which is why many students use one while flat-hunting or saving for a deposit.

Prices vary a lot. In August 2026 Yonhap contacted ten goshitels near universities in Sinchon: deposits of KRW 100,000–1,000,000 ($73–732) and rent of KRW 200,000–800,000 ($146–586) a month. The cheapest rooms have no window; the most expensive are renovated with a window. In mid-August, about two and a half weeks before the semester, only two of the ten still had rooms, so book early.

Before moving in, check whether there is a window and a private bathroom, what is included (internet, utilities, rice and kimchi in the shared kitchen), how the deposit is returned and how much notice you must give, and whether the owner will provide a document for your address registration with immigration.

Renting a flat: how deposits work

Almost every rental in Korea starts with a deposit refunded when you leave. Study in Korea describes two systems:

  • Wolse: deposit plus monthly rent. A bigger deposit means lower rent, and vice versa. Most students rent this way.
  • Jeonse: one very large deposit and no monthly rent. Too large a sum and too big a risk for most students.

Dabang data for July 2026: studios of up to 33 m² near ten major Seoul universities averaged KRW 625,000 ($458) a month with a KRW 10 million ($7,324) deposit, plus KRW 84,000 ($62) maintenance. Rent rose 7.7% and maintenance fees about 11% year on year. Areas differ: near Seoul National University KRW 533,000 ($390), near Yonsei KRW 678,000 ($497), near Hankuk University of Foreign Studies KRW 670,000 ($491).

Foreigners usually search on the Dabang, Zigbang and Naver Real Estate apps; Study in Korea recommends viewing in person rather than relying on photos. If a real estate agency (부동산) handles the deal, it charges a commission. The cap is set by the Licensed Real Estate Agents Act and city rules and is calculated from the deposit and rent, so ask for the exact amount before viewings, not after signing.

Protecting your deposit in five steps

These steps apply when you rent a flat with a deposit, not a dormitory room or goshiwon.

  1. Check the owner. Use the property register extract (deunggibu deungbon) to confirm that the person signing owns the flat or is their official agent, and that the property is not heavily mortgaged.
  2. Sign a written contract stating the address, deposit, rent, term and refund terms; keep the original.
  3. Register your address within 15 days. Foreigners report a move to the district office or immigration. Under the Immigration Act this registration counts as the resident move-in registration Korean citizens make, which is what gives your deposit legal protection.
  4. Report the lease within 30 days if the deposit exceeds $43,945 (KRW 60 million) or the rent exceeds $220 (KRW 300,000) a month and the home is in Seoul, Incheon, Gyeonggi, a metropolitan city such as Busan, Daegu, Daejeon or Ulsan, Sejong, Jeju or a provincial city. You can report at the community centre with the original contract or online; reporting automatically gives the contract a confirmed date, which sets your priority for getting the deposit back. Fines for unreported leases apply from 1 June 2025. Most studios near Seoul universities are covered: the average rent there, KRW 625,000, is above the threshold.
  5. Never transfer the deposit before signing, and never pay anyone you cannot verify.

Your address also matters for the visa: you need proof of residence to get your Alien Registration Card, and every move must be reported within 15 days.

Which option to choose

  • First semester and language courses: a dormitory if you get a place; otherwise a goshiwon for a month or two while you view flats in person.
  • From the second year: a studio, alone or shared, if your budget includes the deposit. Rent falls further from the most expensive campus neighbourhoods and metro stations.
  • Master's and PhD: ask your supervisor and the international office first; some universities, such as Seoul National University, run separate graduate dormitories.
  • Outside Seoul: housing is cheaper and dormitories often include meals. Compare cities in universities in Korea for international students.

Common mistakes

  • Missing the dormitory application window, which can be as short as two or three days.
  • Transferring a deposit based on listing photos without seeing the flat or the owner.
  • Not registering your address within 15 days, which breaks the rules and weakens deposit protection.
  • Budgeting only for term time and forgetting the vacations.
  • Taking a jeonse lease "to save money" without understanding the risk.
  • Planning to fund the deposit from part-time work you do not yet have a permit for.
