University halls allocate places in May–July, and good rooms in big cities are let within a day, so search for housing alongside your visa application. You will need the lease for the visa file and, in your first weeks, for local registration (empadronamiento) and the TIE appointment.

Idealista averages for long-term listings in Q2 2026; Granada is the range on the University of Granada's official portal on 24 September 2026. These are asking prices; bills are often extra. In Valencia a studio costs 171% more than a room and a one-bedroom flat 212% more.
Colegio mayor: how to get in and what it costs
A colegio mayor combines accommodation, meals and a programme of talks, sport and culture. Admission and participation rules differ by college, so read each one's call. Official figures for Complutense's five colegios mayores in 2026/27:

You may rank all five colleges. Prices are updated annually by CPI. The practical point: you apply before your visa is issued and sometimes before final admission, so ask whether conditional admission is accepted.
Other universities work differently. The University of Granada runs a single housing portal with room and flat listings, colleges and residences holding its quality label, and a discounted-places call (announced 22 June 2026, final results 28 July 2026).
Residences: what to compare
Ask in writing what the price includes (meals, bills, internet, cleaning, linen, laundry), the minimum term and early-exit rules, the deposit and refund conditions, whether the booking is refunded if your visa is refused, and whether you can register your address there. Compare the full academic-year cost: a residence without meals may end up costing more than a $1,234 (€1,081.70) full-board colegio once food and bills are added.
Shared flats: when and how to search
According to Idealista, 17% of rental flats were let within 24 hours in Q2 2026 (36% in Barcelona), with an average of 42 enquiries per listing, while room supply grew 12% year on year and room prices rose just 1%.
- Spring–early summer: apply to a colegio or residence to secure the first semester.
- 3–4 weeks before arrival: view rooms by live video call.
- First weeks in Spain: if the residence is expensive, look locally and move for the second semester.
What tenancy law says
Spain's Urban Leases Act (Law 29/1994, LAU) distinguishes two contracts:

Also: the deposit is returned after you leave, with statutory interest if not repaid within a month of handing back keys; since 1 July 2025 short-term and seasonal rentals (including for study) advertised on online platforms need a Single Rental Register number — check the listing shows it; and renting a single room differs from renting a whole flat, so put deposit, bills and term in writing.
Housing and the student visa
The BLS visa centre in Moscow asks for proof of accommodation. With a private lease or invitation you need the contract, a Nota Simple property extract no older than three months and the owner's ID. A residence or colegio confirmation is simpler. If housing is prepaid for the whole stay, the funds you must show ($685 [€600] a month in 2026) can be reduced with the contract and proof of payment. Local registration (empadronamiento)
Everyone living in Spain must register on the municipal register (padrón) where they usually live. The registration certificate is official proof of address, often requested for the TIE appointment and healthcare.
- Register at the town hall, by appointment or online where available.
- Bring your passport or TIE and proof you may live at the address: lease, residence contract or owner's authorisation with a copy of their ID.
- Non-EU nationals without long-term residence must renew registration every two years or it may be cancelled.
Ask before signing whether you will be allowed to register.

Avoiding scams
- Never pay a deposit for a flat nobody has shown you in person or by live video.
- Check the owner in the Nota Simple; the name must match, or the sub-landlord must be entitled to let.
- Be wary of prices far below market, requests to pay via money-transfer services and "owner abroad, keys by post".
- For short-term listings, check the register number.
- Pay under a contract and keep every receipt.
